6 Saddle Avenue
​Our property at 6 Saddle Avenue was purchased in January of 2016, with the intention of renovating the building to a safe, comfortable condition. The 1950's mobile was in desperate need of updating, however the structure was sound with a newer roof and solid structure underneath. Aside from the roof, foundation, hot water tank and propane furnace, every other aspect of the home received some form of attention. 
​6 Saddle was gutted, removing all carpet and wall coverings to expose the framing, in order to inspect the condition of the walls.  All exterior walls were then coated with a closed cell spray foam insulation, then topped up with fibreglass insulation batts to increase the overall R-value of the walls. New windows and doors were also installed to help better insulate the building. 
To provide a subfloor suitable for tile, an extra layer of 5/8" plywood was installed over the existing subfloor. FlexMat uncoupling membrane was also installed, to prevent cracking of tile and grout.  In areas with laminate flooring, a foam underlay was used. 
When selecting the kitchen cabinets, we considered our design concept (modern, open, bright) while ensuring they are easy to clean.  The cabinets feature a thermofoil stile and rail wrapped door, and long handles to make the cabinets easier to open.  The microwave range hood exhausts through the roof, removing odours and smoke when cooking on the stovetop.  An LED light fixture provides additional lighting over the double sink.
The bathroom features a subway tile surround that includes a waterproof membrane to ensure the wall board and framing remain clean and mould-free.  The porcelain tile floor also includes a waterproof uncoupling membrane, ensuring the new subfloor remains dry, and the tiles will not crack.  The bathroom also features American Standard fixtures (faucets and bath tub), a vent fan exhausted to the exterior, and a stacked washer and dryer unit.
The matching shed includes a painted cement floor, electrical service (receptacle and ceiling light), a storage closet and a full size work bench.  The shed has been re-faced with vinyl siding, and the entire interior has been painted.  Surrounded by raspberry bushes, flowers, planting area and compost area, the insulated shed is clean and functional both inside and out.
